Rented this R8 over the weekend as its the only car that excites me any more and now I want one. It would not be fun stop light to stop light in Tucson though as it needs a nearby track, twisty mountain roads and wide open highways to enjoy this machine properly. Rumor is they are ending production so values may actually come back up and I think they've already hit bottom. 35K miles could be had for about $60K in the V8 or about $90K in the V10

A Melbourne real estate agent who spent almost $30,000 on sneakers he suspects are counterfeit is not entitled to a refund because he knowingly bought them off a 17-year-old student.

The limited-edition sneakers were released in a fixed quantity of 8,500 low tops and 4,700 high tops, each individually numbered, in 2020. They were only sold via a raffle system, which allowed one pair per customer.

The man said the teenager, who is now an adult, claimed at the time to have “a system with some international associates” who entered raffles across the world and sent the sneakers to him.

He paid the boy $3,800 for a pair of the Dior X Air Jordan sneakers, and then went on to purchase three more pairs for $4,800, $6,700 and $10,000. He also paid $2,690 each for three pairs of Air Jordan 1, in the Bred, Chicago and Royal colour schemes.

Just picked up a one ton 4x4 dually diesel double cab pickup with a Lance cab over camper. Completely pristine and only 27000 miles on it.

The better half and I want to travel and get out of the damn heat in the summer.

Alot to learn about how all the stuff works.
Things to consider when boondocking: using 2 big 6 volt batteries instead of 2 12s (heavy as fuck); getting a small generator to obviate that battery issue altogether; solar panels?; figuring a way to increase water capacity (women need to be trained in water use!); those tiny propane tanks don't last especially long; a spare baby air compressor means the world when you need it.

I had 2 55 gallon barrels in my pickup bed that really added water capacity, but we had to shower every night. 3 (bigger) propane tanks saved a ton of town trips. Damn, now I'm jealous!

Thanks Dove. Yeah I need to get a generator installed.

It's got solar panels and two gel 22v deep cycles but I really have no idea how it all works together.

I have a ViAir portable air compressor that goes to 110+ PSI. It has been very helpful many a camping trip.

We also carry the predator 3500 watt genset from Harbor Freight that is quiet and a must for us when we boondock. We use a single solar panel during the day for our two battery setup but it always helps to have that genset

We also have a Ram as we feel Cummins is the best choice to carry or tow. Have fun and be safe and carrying extra water and gas is never a bad thing

Just completed most of the task of securing visas to Australia. (This time Brisbane and up the coast to the NT) The app for securing the NTA/visa is a fiddly poke in the eye, but apparently a lot of the previous bugs have been ironed out as this dinosaur was able to get it done after a couple frustrating tries. In 72 hours I find out if I can start spending the real money. If everything goes to plan we'll leave just after taxes get filed.

I wait for visas before booking anything. Our recent NZ trip took place because the Aussie visa app was so problematic at previous attempts that I just bailed. Already I can't remember the hoops I jumped through to get NZ permissions, but they obviously didn't leave any trauma markers in my sieve-like Boomer brain. You can apply online for Aussie visas but they cost AU$190 each (instead of the app-based AU$20) and the response time is way longer. IIRC a couple years ago you could only go the app route for Aussie visas and the success rate was pitiful. At that point the interwebs were a wailing wall of pissed off people who had booked accommodation and were lost in the twilight zone of app failure and inability to get progress updates on what few applications were successfully requested but were lost in processing. I'd leave myself a lot of lead time just to be safe. The tourist visa/ETA is good for a year so build in some time for shit to happen.

Got the visas sorted a while back and then Mrs. Dove got a jury summons for late April. We decided to shoehorn the Brisbane trip into the window at hand. Only real drawback is it transpires during the entirety of Arizona Sweet16 through the Natty game. I consider this the quintessential reverse jinx set-up. so ........

We looked at some new builds in Phoenix recently and most of the builders only do spec houses now. No picking what you want and waiting for the house to be built.

They said it started when interest rates were rising. People were failing to qualify for the mortgage when the house was actually finished

That's what is going on here as well. If you want to make all those choices you used to make it's going to cost you a whole lot more.

Sure can't argue with the price. That would be $600K where I live, which is not as near as nice of area.

So it's the end unit by the far block wall? Hopefully there is that 2nd story balcony facing towards the desert like the middle unit has.

I'm confused though. All the descriptions say 2 car garage, but the pics all look like 5 car garages. Garage size is a big deal to me. What gives?

It's 3 townhouses. $350,990 for the center, and $323.990 for the one on the far right with the single car garage.

Since no one likes being in the middle, I guess they gave them balcony.

In truth, I was really confused at first. I thought that house sure is huge for 1600 sq ft and needing space for 5 cars, and there are no floorplans for the other two units.

Greg and the misses certainly bought the best one of the 3. With the parking lot there, not looking straight into your neighbor's bedrooms either.

Just wanted to add, Vegas has done a great job with water usage and increasing population.

Merk, that's the model. That parking area is going to be the pool area. They have already started on the cabana. Ours is being built right now on the next street over.

Just dropped contingencies on a house in Newport Beach. Will be nice to finally get out of LA.

Of course now I somehow have to find homeowner's insurance, which may be harder to close than the house itself.

I'm going to go out on a limb here and state it's probably not a 1,600 ft townhouse for under $400K.

Seems like the houses are made by me in 3rd grade with Legos and scotch tape.

Don't know who the builder is, but this amazingly poorly built and is definitely against code. If Texas has building codes anyway.

I wish....Newport housing market is totally out of control right now. I don't know if it's a broader trend but I'm the third partner just from my practice group at my firm who has moved from LA down to Newport to get out of LA since COVID.

Just got off the phone with the builder and they've offered us a property. They weren't able to get ahold of the three couples ahead of us on the list. $264K, 5.75%, $4,100 in closing costs. Monthly mortgage will be $2,575. End of June move-in.

The difference the interest rate makes in the payments is crazy to me.

Paid the same for our house but our interest rate was 3.5%. Monthly payments with tax, insurance, and PMI were $1700. We’ve since refinanced at 2.75% and ditched the PMI and our payments are under $1500 a month.

Several years back we were doing a week or 10 days up the SoCal coast and spent time in San Clemente. Being real estate sluts I called a Trilogy development within decent-ish driving distance just to front-run the situation, and I was grateful the gate-keeper gal gave me the straight poop: waiting lists for homes are as bad as waiting lists for cars back during Covid supply disruptions. Not only did you have to get your name in the hat for the drawing of the waiting list, you didn't know when they would do the drawing or when it would sync up with construction commitments/inventory production schedules such that you never knew in any usable timeframe what option you were committing to. So after you got an excoriating, painful hard-on you either allowed them to fuck you like a Frenchman's foie gras duck or you got bumped out of the queue and sent to the boneyard with a bad case of blue balls.

I don't know how the fuck-job is structured in Vegas, but it sounds like someone in the azgreg family is living right and knew how to slaughter just the right brindle calf on the exact right night of the full moon. Good on ya Greg!

Can't obviously say for San Clemente or San Diego county as a whole, but where I live in the central coast the city manager came on the local news and said that there is a very limited supply of property available for residential housing, so all new construction now in the city will be high density. No more single family properties. And like all cities in California, they are mandated to increase the availability of affordable housing units.

The mortgage on my Phoenix house is $970 mo. at 2.6%. I asked the loan officer for the same terms this time. When she stopped laughing 30 minutes later she said no.

My first mortgage in 1990 was 10%. Those that bought home in the early 80s thought that was great!

Of course my first house cost $135K then. Zillow says it is worth $574K now. Too bad I couldn't afford to have kept it and rented it out.
