I've received a bonus every year I've been at my credit union since 2007 and also a merit increase. 2021 will be the first year I don't get a bonus and likely no raise. It's unfortunate because if the return on assets goal was met for 2020 I was on track to have an 11% bonus triggered. I'm just glad I have a job that I like that pays reasonably well with above average benefits.

I have been wearing shorts (cargo, not jorts) to work for quite some time. No wonder I was never on the career track to management, but I always wanted to program instead of lead.

Well it’s finished! Got the new job!
Will be a huge step up in quality of life and will allow me to call my own shots. A different role than the previous on but one that will allow me to use all my skills.
As I’ve posted here’s this has been several months in the making, and I’m not looking back.
People are just stunned...and those that are my true friends are like “that’s perfect for you, congrats”. It’s been a wild ride.

I’ll be director for employee health services for 5 hospitals and 20 clinics for a health system in Northern California.
I’m getting off the productivity model which I’m super stoaked about. Will be less time charting on evenings and weekends which my family will enjoy.

Very nice and I am sure well deserved. I'm on a productivity model and working myself too hard. Finally took a weekend off after working one month straight.

My company offered me the promotion/raise based on work responsibilities I should have gotten 5 years ago to come back to Tucson.
So we are heading back at the beginning of March. My wife is happy because neither one of our kids was able to leave AZ and join us in Denver due to COVID affecting their careers. We do like it here, but man has housing gotten expensive.

Yea not sure how long you've been gone but you can't find anything remotely decent now that is within 10 miles of the middle of town and doesn't need some work done for less than 250k.

Only been gone a year. Sold just as the sellers market was heating up, got full price.
250,000 in Denver might get you a one bedroom condo in a crappy area.

Congrats! You guys may not know this but Tucson still has some of the cheapest RE prices in the US for a majorish city. The 1800 sq ft townhouse here in Boise cost $150k more than my 4000 sq ft home on an acre in Tucson

We are getting ready to sell our house in Tucson and the comps are coming back at 500-550k. Boise townhouse in 650k. RE prices in Boise are going up 15-17% per year

It's been 10-15% in Tucson I know that. The house I bought 5 months ago has gone up about 5% since September. About 30% just since 2017/18. Going to be impossible for 2/3 of this town to afford a home very soon.
I was looking at Portland the other day and anything under 450-500k is a total dump.

My brother in OV when downsizing due to kids growing up and moving out, and mother in law passing, really had to scramble to find another place before his OV house closed. Ended up with a much smaller home needing a lot more work in a not as nice as neighborhood, and once you pay for commissions and fees, and putting money up for remodeling and such, he probably ended up paying the same as what he sold for.
He sold his OV house in 6 hours, and had to offer more than the asking price to get his current home, since they had 6 or 8 competing offers the same day. Other houses he was looking at he was told don't even bother coming unless you have an all cash offer. Think the appraisal came in below his offer, and the seller was willing to sell for the appraisal price so it worked out.
Looks like home prices in Tucson aren't accelerating like they were. His house:

Yeah housing prices in Tucson are about as expensive as they've ever been currently. Still cheaper than a lot of places, but for here it is expensive.

Saw on Zillow a couple days ago my crappy 1800 sq ft 1959 tract home needing updating is worth $521K, and I live in about the cheapest area of the central coast.

Hell our friends just sold their house at grant and alvernon in one of the worst neighborhoods in town for $185k in one day. And this house was falling apart 2 years ago. No AC still. An outdoor bathroom. Outdoor laundry hookups. And they are making $50,000 in profit after owning it for 30 months. Even in the worst parts of town values have gone up by 40% in 2.5 years.

We bought last January (1st Ave/Speedway ish) for $175k. Now we're at $225k. Small home, 1400sq ft, but large lot. Goes up a few k every week or two. Ridiculous.
My parents were looking to sell their Tucson home (3000sq ft, 10 acre desert lot). They bought in 1991 for $80k. They called their realtor. He took a look and bought it from them himself at $650k without ever even listing it.

My in-laws bought a home for my sister-in-law and her now ex-husband in South Tucson. I think it's in the area just south of 22nd between the 210 and Kino. Anyway, it was a shithole 15 years ago and I don't think it's gotten much better since.
Ironically, he bought this place sight unseen because the house they were living in by Cherry Field just south of campus was in "too rough a neighborhood".
Anyway, they've been renting out the house for the last 8 years or so because she got divorced and moved to Denver. Fast forward to the housing boom that's currently happening and I keep telling them they are in an ideal position. They have a house to sell but aren't looking to buy themselves. And they can get somewhere around 30-35% more than they bought it for.
Have they even contacted a real estate agent to see what the market looks like? Of course not! They are so fucking stupid and would rather sit on the house because it's making them $75 a month in "profit".
Me: "Hey, this housing bubble won't last. You should really look to sell now."
My dipshit father-in-law: "But after taxes and the mortgage, we're making money."
Me: "So what happens when your renters dip out or quit paying the rent or you need a new roof?"
FIL: "I'm not worried about any of that. They're good people. And the roof is only like 20 years old."
Me: "So you're literally going to wait until the bottom falls out of this seller's market and be stuck with this place in the hood forever."
FIL: "When I die, you and {sister-in-law} will have a steady income from the rent."
Me: "Oh boy, can't wait. Just to be clear, since you're 2000 miles away, you don't know if they've turned the living room into a dog fighting pit, right? Great..."

So I went down a rabbit hole on this. These prices are crazy and unsustainable. We are facing a housing deficit. Here is the research from 2018:

If you go to exhibit 3, AZ has a 3.71% housing deficit, CA 5.74, CO 5.09 & ID 3.13. We need to ease zoning and make more affordable housing with minimal urban sprawl to keep carbon emissions in check. Basically people are moving from the midwest & south low income state to states with more opportunity. Look here at state rankings and you can see people are generally moving to states with better rankings.

Does depend on what side of 1st Ave you're on. East of it and prices skyrocket

Colorado having the #1 economy in the nation would certainly explain those high prices.
Nice for CITH that Vermont is rated so high.
Interesting that North Dakota is rated higher than Cali, but losing population and has a high vacancy rate. Not that I would ever live in such a frigid climate at any price. Heck, I could cash out my equity and buy a house outright in the vast majority of states and not have a mortgage, but like it here too much. No state has a better climate and better scenery. I hated my long commute when I was working, but it had to be one of the prettiest commutes anyplace. Went by the Pacific Ocean, vineyards, pastures, rolling hills, ranches and so on.
I know one of the issues where I live is the lack of water for new homes and businesses. But a lot of apartments going up, and the cheapest studio is $1300. And same with everywhere, no one wants affording housing NIMBY.
